Roseate Hotels & Resorts is targeting 30 operational hotels by 2030 while preparing to introduce a new upscale smart hotel brand and exploring international expansion into markets such as Dubai and Europe, CEO Kush Kapoor said.
Owned by the Bird Group, the hospitality company aims to expand beyond the luxury segment by introducing a new category of four-star upscale or five-star smart hotels. According to Kapoor, the new offering will cater to demand in smaller cities as well as major markets, enabling the group to reach a broader customer base.
Furthermore, the new sub-brand is expected to launch early next year, with a focus on technology and lower development costs. However, the company intends to maintain Roseate’s established service standards across its new properties.
“That sub-brand will be launching in the early coming year also, so the product will be different; the cost of making the product will come down in terms of the service and the standards that will remain exactly of the Roseate luxury standards, 4-star upscale or 5-star smart hotels, not the luxury,” Kapoor said.
Meanwhile, the company sees an opportunity to deliver quality hospitality at more affordable price points, particularly in smaller cities. Kapoor believes these markets offer significant potential for organised hospitality players to strengthen their presence.
In addition to its domestic expansion plans, Roseate is actively exploring international opportunities in Dubai and Europe. However, ongoing geopolitical uncertainty is affecting investment decisions in these markets.
“We’re definitely looking at Dubai as a market. We’re definitely looking at the European market,” Kapoor said, adding that the group would pursue opportunities if it identified the right locations and pricing.
“The only challenge right now is the market scenario, which we are all aware of. The geopolitical scenarios are not conducive enough for anyone to invest right now in these places,” he said.
Nevertheless, Kapoor expressed hope that market conditions would normalise in the coming year, allowing the group to evaluate expansion opportunities in these regions.
Currently, Roseate operates three hotels in India, including two in Delhi and one in Rishikesh, along with five hotels in the UK. Moreover, its overall portfolio across the two markets comprises 11 hotels when signed and confirmed projects are included.
“We’re looking to expand to about 30 (operational) hotels by 2030 now,” Kapoor said.
To support this growth, the group is pursuing projects across several Indian destinations. These include plans to add more villas at its Rishikesh property, develop a luxury resort in South Goa, and establish a project in Shillong, Meghalaya.
