Singapore-based AT Capital Group has invested nearly ₹5,000 crore in India’s real estate sector through its property development platform, Experion Developers, via the foreign direct investment (FDI) route. The group plans to invest an additional ₹10,000 crore over the next five to seven years, driven by sustained demand for luxury housing, particularly in Gurugram and Noida.
B K Malagi, vice-chairman of Experion Developers, said the company continues to evaluate land acquisition opportunities in both markets, which will receive the majority of the planned investment.
“The company continues to evaluate land in both Gurugram and Noida, and that is where the majority of the ₹10,000 crore will go,” he said.
Malagi said AT Capital Group has invested $500 million, equivalent to approximately ₹5,000 crore, in Indian real estate so far. The group intends to commit another $1 billion, or around ₹10,000 crore, over the next five to seven years. Of the proposed investment, approximately 60–70% will likely go towards acquiring land for future developments.
The investment plan will cover land purchases, regulatory approvals, and construction, with expenditure phased throughout the investment period rather than distributed evenly across each year. According to Malagi, the company will prioritise land acquisition during the initial years to secure a pipeline of future projects.
“The weighting in the early years is towards land, because it helps us secure the pipeline,” Malagi said.
The company has already deployed a portion of its capital towards land acquisition in the National Capital Region (NCR). It will allocate the remaining investment towards obtaining approvals and undertaking construction over the next five to seven years. However, Experion does not disclose project-specific investment allocations because land negotiations involve commercially sensitive information.
“We don’t break out allocations project by project, since land transactions are commercially sensitive while they are being negotiated,” Malagi explained.
Experion Developers is expanding its residential development pipeline while strengthening its presence in established and emerging markets. In FY27, the company has launched one project and expects to introduce another before the financial year ends.
Across its planned developments, Experion expects to deliver approximately 3,000 homes and plots, with nearly two-thirds located in NCR and the remainder in markets such as Amritsar and Lucknow. Depending on the project, property prices range from ₹4 crore to ₹48 crore.
“Our focus for the plan period is NCR, Amritsar, and Lucknow. We cannot comment on other markets today. On format, we build both: high-rise at The Trillion and Experion Elements and plotted developments at The Westerlies and Virsa in Amritsar. It is decided more by the site and the local buyer, rather than a company-wide preference,” Malagi said.
The developer offers residential properties across multiple price segments, with its portfolio spanning premium apartments, luxury residences, and plotted developments.
Experion Saatori in Sector 151, Noida, serves as an entry point into the company’s luxury housing portfolio. The Japanese Zen-inspired development offers three-bedroom apartments starting at approximately ₹4 crore.
At the higher end, Experion One42 on Gurugram’s Golf Course Road features ultra-luxury four-bedroom and five-bedroom residences with layouts open on all four sides. Prices start at approximately ₹28 crore and approach ₹50 crore.
Meanwhile, The Trillion in Sector 48, Gurugram, caters to buyers seeking premium low-density housing. Spread across 5.5 acres, the development comprises three towers offering three-bedroom and four-bedroom apartments.
Three-bedroom units feature super areas ranging from 2,842 to 3,000 square feet, with prices between ₹5.96 crore and ₹6.75 crore. The developer offers four-bedroom apartments with super areas ranging from 3,529 to 3,600 square feet and prices ranging from ₹6.97 crore to ₹8.64 crore.
Experion Developers recorded bookings worth approximately ₹4,000 crore in FY26 and expects to nearly double the figure in FY27, supported by its residential development pipeline and demand for premium housing.
“For FY27, we expect our bookings numbers to comfortably cross this figure,” Malagi said.
Experion is also exploring opportunities in emerging residential segments, including branded residences and senior living. However, it has not announced any specific projects in either segment.
“We continue to watch all three. Branded residences are growing in India, and we’ve looked at the model, though nothing has been announced. Senior living requires an operating capability that’s different from development, and we’d only enter it with the right partner,” he said.
While branded residences offer opportunities to tap demand for hospitality-linked luxury homes, senior living requires specialised operational expertise. Consequently, Experion would consider entering the latter segment only after identifying a suitable operating partner.
Alongside land acquisition and new project launches, Experion is also exploring opportunities to acquire stalled real estate projects through the insolvency resolution process, provided the company verifies the underlying assets and confirms clear property titles.
“We have acquired through the insolvency route before, on Golf Course Extension Road, so we’re open to it where the asset and the title are clean,” Malagi said.
Such acquisitions could provide additional opportunities to expand the company’s portfolio, subject to appropriate due diligence and clarity over ownership rights.
Experion Developers entered India’s real estate market in 2006 and has undertaken 12 projects across Gurugram, Noida, Lucknow, and Amritsar. Its developments cover approximately 11 million square feet of built-up area and include plotted developments, villas, high-rise residential projects, commercial offices, and organised retail.
AT Capital Group also operates Juniper Green Energy, which is listed on Indian stock exchanges. Experion Developers operates as a subsidiary of Experion Holdings Pte Ltd, Singapore, which forms part of AT Capital Group.
Looking ahead, the group is considering a medium- to long-term plan to list Experion Developers on Indian stock exchanges through an initial public offering (IPO), Malagi added.
