Vantrock Real Assets plans to invest over Rs 3,000 crore over the next four years to develop industrial, logistics, and warehousing parks across major Indian cities. The investment comes amid rising demand from light manufacturing companies, e-commerce players, and third-party logistics (3PL) operators.
In a statement on Tuesday, the Mumbai-based company said it would initially focus on developing industrial, logistics, and warehousing parks. It aims to create 11.5 million sq ft of space over the next four years, with a projected gross asset value of Rs 4,200 crore upon completion.
The initial development phase will cover 3 million sq ft across Delhi-NCR, Bengaluru, and Pune. Subsequently, Vantrock plans to expand into the Mumbai Metropolitan Region (MMR).
Anshul Singhal, a real estate industry veteran with over two decades of experience, founded Vantrock Real Assets Pvt Ltd to pursue opportunities in the industrial and warehousing sector.
“Every good industrial and warehousing park in this country is full, and the new ones are being built an hour or more away from where the customer’s business is. We are going the other way by acquiring the infill land that is left inside proven corridors and the Grade-B sheds already standing there, refurbished to Grade- A standards,” said Singhal, the founder and CEO of the company.
Singhal added that the company has completed the assembly of land parcels and plans to begin construction across 3 million sq ft in 2027. Instead of relying solely on outright property purchases, Vantrock intends to secure premium infill land through long-term leases, joint ventures, and joint development arrangements.
“The total planned investment is estimated at about Rs 3,100 crore, covering approvals, construction, and financing, and is intended to be funded through equity, construction debt, and forward funding,” the company said.
Meanwhile, Shailesh V. Haribhakti, Chairman of the Board, Vantrock, said the company would prioritise maintaining quality standards while expanding its operations rapidly.
In addition to developing new facilities, Vantrock plans to refurbish ageing warehousing properties in prime locations. Under this strategy, the company will acquire existing Grade-B buildings outright or through joint ventures and retain ownership of the assets.
“India’s Grade-A warehousing market is at an inflection point. Demand from 3PL operators, e-commerce players, and manufacturing occupiers is outpacing quality supply across key corridors near the major cities, and that gap is only expected to widen through the end of the decade,” said Rami Kaushal, Managing Director – Consulting & Valuation, CBRE India.
Through these initiatives, Vantrock aims to originate, develop, operate, and manage institutional-grade real assets, positioning itself to capitalise on the growing demand for high-quality industrial and warehousing infrastructure in India.
