Gurugram-based real estate developer J Estates has partnered with Emoha, India’s largest elder-care network, to develop its upcoming senior living project, J 36, in Sector 36, Sohna, Gurugram.

The partnership aims to combine residential development with specialised elder-care services to create a community that addresses the evolving requirements of senior residents and their families.

Spread across approximately 3.825 acres, J 36 will feature 190 residential units with an estimated sales potential of Rs 525 crore. The project will offer apartments in three configurations: 2 BHK + caregiver, 2.5 BHK + caregiver, and 3.5 BHK + caregiver, spanning approximately 2,008 sq. ft., 2,186 sq. ft., and 2,535 sq. ft., respectively. The average starting price stands at approximately Rs 2.40 crore.

Anil Godara, Managing Director, J Estates, said, “Senior living requires a considered approach to both residential design and the experience residents receive over time. By bringing specialised elder-care expertise into the project, we aim to create homes that support independence, privacy, and comfort, while allowing residents and their families to plan for changing care requirements with greater confidence.”

Under the partnership, J Estates will oversee the development and construction of J 36, while Emoha will contribute its specialised elder-care capabilities to shape the overall resident experience. Its responsibilities will include services related to care, wellness, and community engagement.

Saumyajit Roy, Founder & CEO, Emoha, said, “Families today want more than a well-designed home for their parents. They want the assurance that care, companionship, and support will be there as needs change over the years. Our aim is to create a place where residents can live longer, fuller, and more independent lives, and where their families can be at ease knowing they are well looked after.”

The collaboration introduces an integrated senior living model that combines residential planning with a structured service ecosystem. Furthermore, the approach emphasises continuity of care, resident engagement, and operational preparedness to address the long-term requirements of senior residents.

The partnership also reflects changing preferences in India’s urban senior living market, where families increasingly prioritise organised healthcare support, safety, social interaction, and residential environments that can accommodate evolving care needs while preserving residents’ independence.
