Black Rock Hotels announces 900-room pipeline, targets nearly 2,000 rooms

Black Rock Hotels & Resorts has announced a pipeline of approximately 900 additional rooms as the Rajasthan-based hospitality company expands across North India and enters the hotel ownership segment.

The company currently operates seven hotels with around 950 rooms and plans to open six more properties by 2027. Its development pipeline includes Kingsbury, its first owned hotel in Udaipur, two signed properties in Jim Corbett, Uttarakhand, and a hotel project in Vrindavan, Uttar Pradesh. Once these projects are completed, Black Rock expects its total inventory to approach 2,000 rooms, subject to development progress and opening schedules.

The Udaipur project, Kingsbury, will mark the company’s entry into hotel ownership. The 241-room property is being developed alongside a lake and surrounded by hills. Operations are scheduled to begin in March 2027, initially with around 160 rooms.

Designed to cater to destination weddings, conferences, and social events, the property will feature two ballrooms spanning approximately 4,000 sq. ft. and 14,000 sq. ft. It will also include an 11,000 sq. ft. courtyard, a 6,000 sq. ft. pool deck, a 10,000 sq. ft. rooftop event space, and three lakeside venues. Additionally, the hotel will offer five garden spaces ranging from around 10,000 to 50,000 sq. ft.

In Jim Corbett, Black Rock has signed two hotel projects comprising 115 and 135 rooms, respectively. Both properties are scheduled to open in October 2027. The company has also signed a hotel project in Vrindavan, marking its entry into Uttar Pradesh.

Anshul Bhargava, Founder & Chairman, Black Rock Hotels & Resorts, said, “We have built our business around operating hotels where weddings, conferences, and leisure contribute substantially to revenue. Our next phase is about taking that experience into new markets while also developing assets of our own. Udaipur will be an important milestone because we have been able to plan the property around the operational requirements of these segments. With a sizeable pipeline ahead, we are moving towards a larger, geographically diversified portfolio while remaining focused on commercial viability and operating performance.”

Black Rock’s existing business model centres on revenue-sharing arrangements rather than conventional hotel management agreements that primarily rely on management fees. Under this structure, the company oversees staffing, operating expenditure, and daily hotel operations, while property owners receive an agreed share of revenue.

The addition of owned properties will create another growth avenue alongside its existing management partnerships. Accordingly, Black Rock plans to continue collaborating with independent property owners while developing and operating select assets directly.

These upcoming projects will strengthen the company’s presence across Rajasthan, Uttarakhand, and Uttar Pradesh. Its expansion strategy will focus on properties catering to leisure travellers, destination weddings, conferences and meetings, incentives, conferences and exhibitions (MICE) demand.
