The fund has already committed 45% of its capital toward acquiring institutional-grade office assets across major Indian cities.</p>
<p>Initially, NCW launched the PRIME Offices Fund with a target corpus of ₹3,000 crore to provide Indian investors access to high-quality commercial office real estate. However, the company increased the fund size after receiving strong investor interest and identifying attractive investment opportunities across India&#8217;s growing office market.</p>
<p>Furthermore, the fund has already deployed nearly half of its capital, reflecting strong execution and continued demand for premium office properties.</p>
<p>Commenting on the milestone, Gaurav Puri, Chief Investment Officer, NCW, said, &#8220;The successful final close of PRIME reflects conviction in both India&#8217;s office sector and our investment strategy.&#8221;</p>
<p>He further stated that India&#8217;s commercial office market continues to benefit from several long-term structural growth drivers. These include the rapid expansion of Global Capability Centres (GCCs), increasing front-office operations by multinational companies, and sustained demand for high-quality office workplaces across key business hubs.</p>
<p>Additionally, since its launch, the PRIME Offices Fund has built a portfolio comprising nearly 4 million square feet of premium office space across the country. The portfolio strengthens NCW&#8217;s position in India&#8217;s commercial real estate market while offering institutional investors exposure to income-generating office assets.</p>
<p>The continued growth of India&#8217;s office leasing market, coupled with rising demand for Grade A commercial properties, is expected to create further investment opportunities for institutional real estate funds over the coming years.</p>

<p>Situated within Embassy TechVillage, one of Bengaluru&#8217;s largest integrated business parks, the newly opened hotel becomes Hilton&#8217;s fourth property developed in partnership with Embassy REIT. Later this year, the companies will unveil a full-service Hilton Hotels &amp; Resorts property, completing the dual-branded hospitality complex.</p>
<p>The latest addition enhances Embassy TechVillage&#8217;s integrated mixed-use ecosystem, which serves more than 100,000 professionals across technology companies, financial institutions, consulting firms, and global capability centres (GCCs). The premium housing development involves a total investment of approximately ₹6,000 crore and marks a significant milestone in the company&#8217;s expansion beyond its stronghold in Mumbai.</p>
<p>Located on Golf Course Extension Road in Gurugram, the project will be developed in two phases. The company launched the first phase with 832 luxury apartments spread across six towers, targeting high-net-worth homebuyers seeking premium residences in one of India&#8217;s fastest-growing real estate markets.</p>
<p>Speaking at the launch event in Gurugram, Vikas Oberoi, CMD of Oberoi Realty, said, &#8220;We are launching our first project in Delhi-NCR. We feel confident now that our brand is transportable to the NCR market.&#8221;</p>
<p>The company has introduced the first phase at a base selling price of ₹35,000 per square foot, reflecting the premium positioning of the development. According to the company, the entire project, including both phases, carries a revenue potential of nearly ₹16,000 crore.</p>
<p>&#8220;The total revenue potential of this project, including the two phases, is Rs 16,000 crore,&#8221; Oberoi said.</p>
<p>When asked about the investment, he said the total development cost for both phases would be approximately ₹6,000 crore.</p>
<p>The first phase offers luxury residences with prices starting from ₹19 crore. Apartment sizes range between 5,600 square feet and 8,500 square feet, while the exclusive penthouses span nearly 13,000 square feet, catering to buyers looking for expansive luxury living spaces.</p>
<p>Highlighting the company&#8217;s long-term vision, Vikas Oberoi, CMD, Oberoi Realty, said, &#8220;We are here to build the best product. We do not fear competition.&#8221;</p>
<p>He further added, &#8220;We want Gurugram businesses as big as Mumbai.&#8221;</p>
<p>The launch represents Oberoi Realty&#8217;s strategic expansion into one of India&#8217;s most competitive luxury housing markets, where demand for premium residences continues to grow due to strong infrastructure development, corporate expansion, and rising demand from affluent homebuyers.</p>
<p>Over the years, Oberoi Realty has established itself as one of India&#8217;s leading real estate developers by delivering 51 real estate projects covering approximately 17.3 million square feet. The surge in leasing activity reflects the increasing adoption of flexible office solutions by corporates, startups, Global Capability Centres (GCCs), and enterprises seeking agile workplace strategies.</p>
<p>The latest Colliers India report revealed that coworking operators increased their office space leasing by 32 percent during January-June 2026, compared with 6.5 million square feet leased during the corresponding period last year. Consequently, flexible workspace providers accounted for a record share of commercial office leasing activity during the first six months of the year.</p>
<p>Meanwhile, the overall office market also maintained positive momentum. Gross office leasing across the seven major cities reached 35.7 million square feet during January-June 2026, registering a 6 percent increase over 33.7 million square feet recorded during the same period in the previous year.</p>
<p>Moreover, coworking operators accounted for 24 per cent of the total gross office leasing during the first half of the calendar year, underlining the growing importance of flexible workspaces in India&#8217;s commercial real estate market.</p>
<p>Among the seven major office markets, Bengaluru, Delhi NCR, and Hyderabad emerged as the leading destinations for coworking expansion. Together, these three cities contributed nearly two-thirds of the total office space leased by coworking operators during the first half of 2026, driven by robust demand from technology firms, startups, GCCs, and multinational corporations.</p>
<p>Typically, coworking companies lease large office spaces from commercial property owners before developing fully managed workspaces that they subsequently sublease to businesses of all sizes. These operators generally charge clients on a per-desk basis, with pricing ranging from Rs 5,000 to Rs 50,000 per workstation per month, depending on the location, amenities, and workspace configuration.</p>
<p>India&#8217;s listed coworking companies, including <a href="https://businessreviewlive.com/wework-india-expands-beyond-coworking-with-new-design-and-build-platform-rivet/" target="_blank" rel="noopener"><strong>WeWork India</strong></a>, Smartworks, Awfis, and IndiQube, continue to expand their presence to capitalize on rising demand for managed office spaces. At the same time, several established players, such as The Executive Centre, Incuspaze, Simpliwork Offices, COWRKS, Table Space, Urban Vault, 91Springboard, Innov8, Spring House Workspaces, BHIVE Workspace, and The Office Pass, are also strengthening their footprints across key commercial markets.</p>
<p>Commenting on the report, Manas Mehrotra, Founder of 315Work Avenue, said, &#8220;As players in the flexible workspace sector continue to grow their footprint at record speed, it&#8217;s clear that organizations in all sectors now recognize agile real estate not as a temporary solution, but as a long-term strategic priority.&#8221;</p>

This strategic collaboration highlights rising institutional investment in Indian real estate and strengthens Bengaluru’s position as a leading commercial hub.</p>
<p>The company stated that it will develop the integrated project across approximately 2 million sq ft, combining Grade A office space with a five-star hotel that an international hospitality brand will operate. Moreover, the partners will execute the development through a 50:50 joint venture on an 11-acre land parcel along ITPL Main Road, adjacent to the Whitefield Metro Station, thereby enhancing connectivity and accessibility.</p>
<p>Furthermore, Brigade Group emphasized that Whitefield continues to rank among Bengaluru’s most sought-after commercial corridors, driven by a strong presence of global technology companies and Fortune 500 occupiers. Consequently, the project aims to address the growing demand for premium office spaces, commercial real estate, and hospitality infrastructure in Bengaluru’s expanding technology corridors.</p>
<p>Nirupa Shankar, Joint Managing Director at Brigade Group, said the partnership reflects increasing institutional confidence in Indian real estate, particularly in high-quality commercial and hospitality assets. She added that the collaboration will strengthen Brigade’s market presence while optimizing capital efficiency through global partnerships.</p>

<p>In addition, Brigade Group has continued to expand aggressively across residential, commercial, and industrial real estate segments. On April 15, the company signed a joint development agreement (JDA) for an 8.63-acre land parcel in Gunjur to build a 39-acre integrated residential township. The company plans this large-scale development along the Whitefield–Sarjapur Road corridor, with an estimated gross development value (GDV) of ₹7,200 crore. The township will include multi-generational housing options, senior living spaces, and integrated lifestyle amenities.</p>
<p>Earlier, Brigade Group launched Brigade Belvedere, a 10.75-acre residential project in East Bengaluru, with an estimated revenue potential of over ₹1,100 crore. Located on Budigere Main Road, off Old Madras Road, the development will offer 1, 2, and 3 BHK units, with sizes ranging from 715 sq ft to over 2,013 sq ft. The initial phase includes two of the five planned towers, comprising 773 residential units.</p>
<p>Additionally, the company has entered the industrial real estate segment with the launch of Brigade Industrial Park, a 25-acre development in Devanahalli in North Bengaluru. The project will cater to high-growth sectors such as aerospace and defense, IT/ITES, and data centers, thereby diversifying Brigade’s portfolio.</p>
<p>Moreover, Brigade Group has partnered with Primus Senior Living to develop three senior living communities across Bengaluru and other South Indian markets. The company expects the portfolio to exceed 600 units, significantly expanding its senior living platform. <p>In a regulatory filing, the company stated that it plans to raise up to ₹9,000 crore in debt to support its financial strategy and growth initiatives. Meanwhile, Embassy REIT leased 6.4 million square feet during FY26 across 86 deals, including 4 million square feet of new leasing, 1.5 million square feet of renewals, and 0.9 million square feet of pre-leases, highlighting strong demand in the commercial real estate sector.</p>
<p>Furthermore, during the last fiscal year, Embassy REIT reported a 13% year-on-year (YoY) increase in revenue from operations to ₹4,582 crore, while net operating income (NOI) grew 15% to ₹3,760 crore, reflecting robust operational performance.</p>
<p>Amit Shetty, Chief Executive Officer of Embassy REIT, said, &#8220;FY26 was another exceptional year for Embassy REIT. We delivered 6.4 million sq ft of leasing and double-digit growth across revenue, NOI, and distributions, driven by strong GCC-led demand, with Chennai emerging as a key growth driver.&#8221;</p>
<p>Additionally, the company delivered a record 3.3 million square feet of new office space, scaled its redevelopment initiatives, and strengthened its balance sheet through efficient capital-raising strategies.</p>
<p>&#8220;We are guiding for double-digit growth in both distributions and NOI again in FY27 and remain well-positioned to deliver sustained long-term value for our unitholders,&#8221; Shetty said.</p>
<p>Moreover, the company’s board approved a proposal to raise debt of up to ₹9,000 crore through various permissible modes, including refinancing existing debt, in accordance with applicable regulations.</p>

This sharp rise highlights the growing strength of the Indian real estate market and increasing investor confidence.</p>
<p>The sector has recorded its highest-ever quarterly investment, with developers leading the inflows, followed closely by Real Estate Investment Trusts (REITs). Furthermore, investments increased 53% quarter-on-quarter from $3.3 billion in Q4 2025, thereby reinforcing sustained momentum and strong institutional participation in India’s property sector.</p>
<p>“India’s record investment inflows underscore the strong confidence of domestic investors and institutional players in the country’s real estate growth story,” said Anshuman Magazine, Chairman and CEO – India, South-East Asia, Middle East &amp; Africa, CBRE, while adding that despite global macroeconomic challenges, India’s resilient economic framework continues to attract deep pools of capital. The sharp rise in REIT activity also reflects a maturing market increasingly focused on institutionalised, yield-generating assets, he said.</p>
<p>During the quarter, built-up office assets and land or development site acquisitions drove the majority of investments, together accounting for over 90% of total equity inflows. As a result, these segments emerged as key growth drivers within the real estate investment landscape.</p>
<p>Domestic investors, particularly developers, dominated the market and contributed 96% of the total inflows. Developers accounted for 42% of the investments, while REITs contributed nearly 40%, thereby showcasing strong domestic capital participation alongside institutional investment vehicles.</p>
<p>Notably, REIT investments crossed $2 billion during the quarter, marking a significant multi-fold increase compared to the previous quarter and forming a substantial portion of overall investments. At the same time, investors allocated a considerable share of capital toward land acquisitions. More than 73% of the funds directed toward site purchases flowed into mixed-use and residential developments, while the remaining investments supported office, warehousing, and hospitality projects.</p>
<p>Gaurav Kumar, Managing Director and Co-Head, Capital Markets, India, <a href="https://www.cbre.co.in/" target="_blank" rel="noopener"><strong>CBRE</strong></a>, said investors continue to prefer high-quality office assets, backed by strong domestic institutional participation and foreign capital, particularly through REITs. He said that rising site acquisitions for mixed-use and residential developments highlight a resilient market outlook. Going forward, investment activity is expected to balance income-generating assets with higher-growth opportunities.</p>
<p>Geographically, Bengaluru, Mumbai, and Delhi-NCR collectively accounted for nearly 65% of the total investment activity during the quarter, thereby emerging as key hubs for real estate growth and capital inflows.</p>
<p>Among international investors, Singapore contributed approximately 72% of overseas investments, while Canada accounted for around 27%, highlighting continued global interest in India’s real estate sector. According to a recent report by ANAROCK, released at EXCELERATE 2026 by <a href="https://naredcowest.com/" target="_blank" rel="noopener"><strong>NAREDCO Maharashtra</strong></a> NextGen, the sector is evolving into a mature asset class, driven by strong fundamentals, regulatory support, and rising investor confidence.</p>
<p>Moreover, the introduction of Small and Medium REITs (SM REITs) in 2025 has significantly expanded market access through fractional ownership. As a result, the segment has unlocked a potential monetisation opportunity of ₹670–710 billion. At the same time, Indian REITs have delivered nearly 9% five-year price returns, outperforming several Asian peers while maintaining stable distribution yields of 5–6%.</p>
<p>In addition, operational performance remains robust, with portfolio occupancy levels consistently exceeding 90%. Global tenants across sectors such as technology, BFSI, and consulting drive this strong demand. Furthermore, REITs accounted for over 20% of office leasing in Q2 FY26, supported by healthy re-leasing spreads and steady rental growth.</p>
<p>Since listing, REITs have delivered returns ranging from 12% to over 60%, alongside consistent income distributions. Consequently, tax efficiency continues to enhance their appeal among investors. Regulations mandate the distribution of at least 90% of net cash flows, while more than 65% of these distributions remain tax-exempt, thereby improving post-tax returns.</p>
<p>Looking ahead, the sector holds significant growth potential, with only 32% of REIT-worthy assets currently listed. Additionally, expansion into emerging segments such as logistics, data centres, healthcare, and residential real estate expects to further strengthen the investment landscape.</p>
<p>Notably, the Securities and Exchange Board of India introduced REITs in 2014 to formalise real estate investments by improving liquidity and enabling portfolio diversification. Currently, India has five listed REITs managing over 176 million sq. ft. of space, reflecting steady expansion supported by institutional capital and policy reforms.</p>
<p>Meanwhile, EXCELERATE 2026 brought together global and domestic stakeholders to discuss investment strategies, emerging asset classes, and the future of real estate financing in India. As a result, the event reinforced the sector’s growing role as a global investment destination.</p>
